Bloor West Village

Bloor West Village is one of Toronto’s most popular neighbourhoods for young upwardly mobile urban couples and families.  Expect to see lots of fancy baby strollers here!    It is a traditional neighbourhood of 2-story brick homes, with big front porches and traditional floorplans.  The mainfloor will consist of a living room, dining room and kitchen.  Bedrooms and a bathroom on the second floor.  The basement might have the ceiling height to be useful livable space, maybe not.  Most homes have a shared driveway or no driveway at all.  Front pad parking spaces are common, but many people rely on street parking.

Bloor West Village or BWV is the area north of Bloor between Jane and Runnymede or a bit more east and west, then running north to Dundas.  The streets south of Annette are considered more prime than the strets further north.  There are two subway stations walking distance to most homes at Bloor/Jane and at Bloor/Runnymede.

Along Bloor street is the Bloor West Village shopping district of interesting fruit stores, flower shops, butchers, deli’s and assorted boutiques, cafes, restaurants and specialty stores.  It is a popular place for an outdoor walk at any time of year.  One is almost certain to meet someone you know! 

The homes are sturdy 2-story structures on tree lined streets, with sidewalks.  Having been developed in the 1920’s and 1930’s there is a whole range of home conditions from modern up-to-date interiors back to historic.  Home inspections are a must in this neighbourhood to watch for knob-and-tube wiring, 60amp  fuse panels, asbestos insulation around gas-fired boilers, wood rot and drainage issues.

If you love traditional Toronto homes in a traditional setting with safe walkable streets and street-front stores to shop at, this is a neighbourhood to get to know.  There is a steady flow of homes coming to market in this neighbourhood and watching for the right one to come along is the best way to get into here.  Bidding wars and multiple offers are common, so expect any bargains in this area!
