I seem to be doing several real estate leasing transactions this year, sometimes representing landlords to find tenants and sometimes helping tenants find places to rent.
There are some particular clauses we put into rental agreements to help the parties understand their rights and obligations, but for the most part the rules around renting are covered by The Residential Tenancies Act (the RTA).
If you are a tenant, future tenant, landlord or an investor you really need to be aware of this act. And especially the rules for allowable rent increases in Ontario, the proper forms to be using and the amount of notice period required.
